I’m fond of offering advice to others. Frequently, I write blogs that offer tips and helpful suggestions. I formulate my ideas after I evaluate my prior experiences and my views on a particular subject. At the time of this posting, I am struggling to minimize my home selling stress as I go through the process of downsizing.
Why?
I am challenged by the uncertainty of the entire situation. I cannot predict with any certainty how long it will take. Each time a prospective buyer walks through my house, I wonder if they will be interested in purchasing my home. I patiently wait for their feedback. When an offer is not made, I wait again for the next call. Not knowing how long the process will take is unsettling. Is downsizing worth this stress?
In the present marketplace, homes below a certain price point are selling quickly, oftentimes with competing bids. Homes that may require jumbo financing are selling at a slower place. The theories associated with supply and demand take hold. There are obviously less people who are in a position to buy a more expensive home than a moderately priced home. Knowing that my home may take longer than most to sell does little to mollify my impatience. Who doesn’t want to sell their home as quickly as possible and then move on with the moving process?
I also realize that as the traditional home selling months start to dwindle, I cannot help but feel more pressure. With less people in the marketplace, will there be less people interested in my home? I console myself with the fact that we only need one buyer to fall in love with our home.

- Did you have to lower the asking price in order to compensate for a smaller audience of potential buyers?
Marketing becomes the key to a successful sale. People who might have interest need to be reached and enticed to walk through my house. It is obvious that the online pictures need to make my house shine.
Will my future buyer find my home by using a Google search, relying on the advice of a realtor, or seeing my home in print media?
- Is it true that 90% of the buyers turn to the Internet before they consult with a realtor?
